Kelly has a broad real estate practice, with particular expertise in representing developers in first-hand sales of residential properties and project conveyancing. Her work includes preparation of Deed of Mutual Covenant, sale and purchase agreements and assignments, and coordination with relevant government authorities throughout the pre-sale and development process.

She also advises developers, statutory bodies and institutional clients on leasing matters, including drafting and negotiating leases for large-scale developments and industrial estates in Hong Kong. She further advises on lease modifications, government lease conditions and land grant issues. Her comprehensive leasing experience spans a variety of asset types, including office towers, industrial estates, InnoParks, logistics facilities, data centres, and mixed-use developments.

In addition to her conveyancing and leasing expertise, Kelly has experience in handling a range of property-related disputes and litigation, including disputes concerning property ownership, contractual disputes arising from sale and purchase transactions, objections and appeals against rateable values, as well as mortgage enforcement actions and recovery of possession proceedings. She has also acted for developers and minority owners in the compulsory sale proceedings under the Land (Compulsory Sale for Redevelopment) Ordinance, as well as for trustees in connection with the auction sale and disposal of properties pursuant to compulsory sale orders.
